Both cars became associated with my deepest regrets. The first because I traded it in for $200 toward a new powder-blue, feel-the-road-on-your-fanny, no-pep Pinto when the Mustang needed $300 of transmission work. My Mustang soon would be known as a Classic, easily worth $10,000. The convertible turned out to be a Lemon Classic that left me repeatedly stranded from Route 101 to the Santa Cruz Mountains. Not the time to bet on rare-earth materials
There's no question that the rare-earth mineral space has peaked, and that it has a lot of questions to surmount. Despite Wall Street's euphoria over the stock, I'd be cautious about Molycorp and would definitely stay away from speculative rare-earth plays Rare Element Resources (NYSEMKT: REE ) and Avalon Rare Metals (NYSEMKT: AVL ) , who don't even have the revenue Molycorp is generating. - [By James E. Back on September 24th I pointed out how Avalon Rare Metals Inc. (NYSEMKT:AVL) was a superior stock pick to Rare Element Resources Ltd (NYSEMKT:REE), even if only for short-term technical reasons. Either way, however, the rebound in the prices of most rare earth metals was going to be good for both REE and AVL. The one name conspicuously missing from the bunch, of course, was Molycorp Inc. (NYSE:MCP). Well, you can finally add MCP to the buy list as well. In fact, the different path it took to technical soundness may well make Molycorp the best pick of the bunch right now.

Equity Residential (EQR) is a real estate investment trust (REIT). The Company is focused on the acquisition, development and management of multi-family residential properties, which includes the generation of rental and other related income through the leasing of apartment units to residents, in United States. ERP Operating Limited Partnership (or Operating Partnership), which is an Illinois limited partnership, conducts the multifamily residential property business of EQR. All of the Company's property ownership, development and related business operations are conducted through the Operating Partnership. To get a better idea of how RealPage is doing, it's always best to look at occupancy rates for some of the nation's biggest residential-REITs. In AvalonBay Communities' (NYSE: AVB ) most recent quarter, the company reported a 5% increase in revenue attributable to a 4.7% boost in prices in established communities, and a 0.3% uptick in occupancy. For Equity Residential (NYSE: EQR ) it was much of the same, with revenue rising 5.4% in the fourth-quarter as occupancy rates rose 40 basis points to 95.4% from the year-ago period. Finally, Essex Property Trust (NYSE: ESS ) delivered some of the strongest occupancy results of all, with 96.9% of its units occupied as of the end of January. The point is that with occupancy rates at their lowest levels in more than a decade, these residential REITs are driving growth by boosting prices because of rent scarcity.

Apartment landlord Equity Residential (EQR) owns more than 550 communities spread across some of the most attractive markets in the United States. That positioning gives EQR some important advantages with properties centered around large metro areas, occupancy rates are high, multifamily inventories are low, and barriers to entry keep that arrangement from getting thrown off-balance.
Zeroed out interest rates have helped spur home buying again, but they haven't eroded the benefits of being a renter in urban areas where EQR's target demographic of younger, often mobile, professionals live. While February's $9 billion acquisition of Archstone is still getting shaken out in shares of EQR, the firm looks well positioned to post impressive increases in sales and profitability once the dust settles.
Typically, residential REITs offer fewer benefits than their commercial peers. That's because shorter standard leases coupled with regulations that favor residential tenants. Despite that fact, EQR's solid demographics and attractive portfolio gives it returns that few other residential REITs can claim. At last count, the firm pays out a 3.4% dividend yield.

Second-quarter upset
As if that news wasn't bad enough, book value took a nasty hit, too. The drop from $12.87 at the end of March to $10.20 at the end of June was huge, even considering the $0.34 dividend paid on June 10. Earlier in the day, Deutsche Bank had downgraded a handful of mREITs, including Western Asset Mortgage (NYSE: WMC ) , based on book value declines of up to 16% during the second quarter. Western Asset Mortgage Capital (NYSE: WMC ) has shaved its dividend. The company has declared a payout for its Q2 of $0.90 per share, to be paid on July 29 to shareholders of record as of July 1. That amount is $0.05, or 5%, lower than the mortgage REIT's previous distribution of $0.95, which was handed out at the end of April.
